My ideal client is someone that is willing to listen and learn what products are available to them and what would be the most financially beneficial to them.

I would calculate the current interest rates and costs and compare that to their current interest rate and what their future plans for the property are.

The biggest mistake would be to not shop around and let someone push them into a loan program that doesn't make sense.

It doesn't have to be painful or take a long time - they just need to work with an experienced person.

Compare all your options and make sure you are comparing apples to apples.
