Honesty - upfront on what is available to the potential borrower.
Upfront - What is your Income, What savings do you have if any, 401k Retirement etc., Credit Good, Fair, Not Good - just be upfront.
What are your total payments on all of your loans combined. You probably will save at least 500 off of that total.
Not knowing how the loan works. If Interest only then how long will they own their home? If an Interest Deffered loan is only short term. Fixed Loans and Home Ownership Accelerator Loans they are long term and have the BEST outcome for the Borrower/Buyer in MOST cases.
Bring to the table all they know about their situation as it helps the Loan Officer best fit their needs... BUT short term loans are just that SHORT TERM.
Call me and I'll tell you - Over all my years there has never been a better loan than the HOA - Home Ownership Accelerator But its not for everyone. a close second is the 30 Year Fixed - I take the Conservative Approach and Like anything else Case By Case is my best approach - I need to know what you are after and then I'll be able to custom fit a loan for you.
